Rental Policy

Check-in & Check-out: Check-in time is between 3:00pm and 5:00pm. Check-in at the rental office at 308 W. Spruce Ave North Wildwood. If you are unable to check-in by 5:00pm, you must make special arrangements with our office prior to your check-in date. Check-out time is by 10:00am. When checking-out of your rental, please remove your personal belongings, any trash and recyclables and place in the proper receptacles, all dishes should be washed and put away, and leave the unit in neat condition. All keys must be returned to the office.

Parking: Some homes have on site parking and some may not. Please check with your vacation rental associate.

Rental Payment: One half of the rental amount is due to secure the rental home. The rental balance must be paid 30 days prior to check-in (including security deposits).

Security Deposits: : A $300 security deposit is required on all rentals and held in a non interest bearing escrow account. The deposit will be refunded 30 days after check-out, provided there is no damage to the home. Damages may include but are not limited to breakage, excessive cleaning, missing linens and/or inventory items.

Furnishings & Equipment: All homes are privately owned, furnished, and decorated to the owner’s taste. Don Martin Realty Vacation Rentals and Management will not be responsible nor provide a refund to a tenant who is dissatisfied with a home’s décor. It is strongly suggested that you preview the available homes prior to making a reservation. Ask your rental associate for more information.

Breakdowns & Repairs: Please report any breakdowns or mechanical failures to our office immediately. We will arrange for repairs to be done as soon as possible. We appreciate your patience and will do everything to minimize inconvenience and expedite repairs, however NO REPLACEMENT EQUIPMENT OR REFUNDS FOR ANY MECHANICAL FAILURES INCLUDING AIR CONDITIONING AND/OR SMALL APPLIANCES CAN BE MADE, NOR WILL REFUNDS BE ISSUED FOR INCLEMENT WEATHER.

Linen: You are required to bring sheets, pillowcases, towels, hand towels, kitchen towels, dish rags, etc. with you. Also, you must provide your own trash bags and toilet paper. Spreads and/or comforters are on the beds. All other linen items (including pool & beach towels) are other items you should bring as well.

Specific performance & Sales units: I: Don Martin Realty Vacation Rentals and Management is acting as a transaction agent only and cannot guarantee specific performance of any lease. Don Martin Realty Vacation Rentals and Management also reserves the right to offer a tenant a different home in the event the reserved home is unavailable due to double booking, death of an owner, foreclosure, etc. Some rental homes are also available for sale. Realtor reserves the right to show the home with notice of 24 hours.

Capacity, Rules, Regulations, and Quiet enjoyment: All tenants must abide by the Rules and Regulations of the owner and/or any association rules and regulations. Each home has a maximum occupancy, which cannot be exceeded. Any tenant, who exceeds the home’s maximum occupancy, disturbs the quiet enjoyment of others and/or is found damaging common elements will be asked to leave or be evicted immediately without refund of payment.

Pets: NO PETS OF ANY KIND ARE PERMITTED IN ANY OF Don Martin Realty Vacation Rentals and Management Properties unless other arrangements have been made in writing between the owner, agent, and lessee.

Cancellation & Move Policy:

  • Tenant notification 30 days or more prior to check in date, all deposit monies,
    less the administration fee, shall be returned to the tenant.
     

  • Tenant notification 29-10 days prior to check-in date 50% of deposit monies,
    less the administration fee, shall be returned to the tenant.
     

  • Tenant notification 9-0 days prior to check-in no deposit monies will be returned.

Administration Fee: A 5.0% fee will be applied to all Don Martin Realty Vacation Rentals and Management reservations. This is in addition to any rental amounts or security deposits charged for the reservation. Said fee is charged to cover such expenses including but not limited to processing, bookkeeping, maintenance of the reservation, mailing charges, phone charges, and miscellaneous fees incurred by Island’s Best Vacation Rentals and Management.

Complimentary Services: Upon arrival all clients of Island’s Best Vacation Rentals and Management will receive a “welcome bag” with various coupons, discounts and information about the Island.
